Rio Espana is a 103 unit, five story condominium located on A1A in Pompano Beach Florida on the border with Lauderdale By The Sea (LBTS). We welcome families with children, accept pets up to 18 pounds and are an all inclusive community. Our amenities include private beach, boat docks, on-premise laundry facilities, ample open parking, gas powered grills and associated BBQ area, swimming pool and jacuzzi. Lounge chairs and tables include canopys and overlook the intracoastal waterway. We have a community room which may be reserved in advance for special events. All floors have a common laundry area and we have a manager on-site Monday through Friday. Boat docks can accomodate boats up to 28' in length and are available for rent during your stay.
We are located across the street from the Atlantic Ocean and there is a bus stop (the number 11) in front of our building located on A1A. There is also a free shuttle that runs to Lauderdale By The Sea and Holy Cross hospital on US1. Several restaurants are within walking distance and a Publix grocery store is three miles directly South on A1A, so in many cases a car is not necessary. We are located about 20 minutes from the Fort Lauderdale/Hollywood International Airport.
Deerfield Beach is our neighbor to the North and Lauderdale By the Sea (LBTS) is our neighbor to the South. We are located in Broward County which is surrounded by Palm Beach County to the North and Dade County to the South. It is about a five hour drive from our property to Key West. Three hours to Orlando and Disneyland and two hours to Naples Florida which is on the West Coast.
Renters are responsible for reading and abiding by the rules and regulations of the condominium.
The office is located in the lobby to the left as you enter the main entrance. You will need a parking pass to park in the parking lot. Cars without parking passes will be flagged and are typically towed after 48 hours. If you are having guests over and they need a temporary parking pass see the manager in the office.
If you need access to the roof, typically for air conditioner repair, you will need to coordinate this with the manager. If you require assistance for anything related to the condo (like moving furniture, you will need the elevator pads) contact the manager or your owner. Note, when moving furniture and large items use the North elevator. If you get locked out you can ask the Board member in unit 114 to let you in. If you lose your front door key or need a FOB to access the beach, contact your unit owner.
If you will be staying more than six months and you would like to get on the front entrance directory contact the manager in the office. If you will be having guests who stay longer than a week please notify the office. The pool area closes at 10PM. Do not leave grills unattended. No glass at or around the pool. Retract canopys when you are done using them. Pick up after yourselves. No pets in the pool area or at the beach, and of course clean up after your pets.
There is a community room to the right of the front lobby which may be reserved for special occasions. The car wash is located at the North East corner of the parking lot near A1A and Emerald Towers. The bicycle rack is located in the rear of the building at the South West corner of the property adjacent to Sunset Lane. Across the street at the private beach is a covered area with shower and BBQ grills (you will need your own charcoal). There are also several parking spots there but they fill up early on holidays.
